Duct Cleaning After a Renovation: What Construction Dust Does to Your System

Drywall dust, sawdust, and demolition debris travel the full length of a duct system and settle where you can't reach. What to do about it after a remodel, and when to schedule it.

**Short answer:** yes, clean the ducts after a renovation — but wait until the work is genuinely finished, including punch-list items and final sanding. Cleaning mid-project means paying twice. Drywall dust in particular is fine enough to travel the entire duct system and doesn't settle out on its own. Renovation dust is a different problem from ordinary household dust, and homes across Western Massachusetts and Northern Connecticut generate a lot of it. Older housing stock means more remodels, and more remodels mean more systems full of material that was never supposed to be in there. ## Why construction dust behaves differently **It's finer.** Drywall joint compound sanded to a finish produces particles small enough to stay airborne for hours. Ordinary house dust settles. This doesn't, not until it finds somewhere out of the airstream — which is usually the inside of a duct run. **It travels the whole system.** Once it's in a supply trunk, it goes wherever the air goes. People are routinely surprised to find renovation dust in bedrooms two floors away from a kitchen remodel. **It's abrasive and hygroscopic.** Gypsum dust holds moisture. In a duct carrying humid summer air, that combination sits on interior surfaces in a way that ordinary dust doesn't. **There's volume.** A single room's worth of demolition and finish work produces more particulate than months of normal living. ## What ends up in the ducts Depending on the project: - **Drywall and joint compound dust** — the most common and the most pervasive - **Sawdust** — from framing, trim, and flooring work - **Insulation fibers** — especially if walls or ceilings were opened - **Concrete and masonry dust** — basement or foundation work, particularly aggressive - **Flooring debris** — sanding hardwood generates an enormous quantity of fine particulate - **Paint overspray** - **Actual construction debris** — screws, drywall scraps, and cut-offs make their way into open registers with remarkable frequency That last one matters more than it sounds. Debris in a duct run is a permanent airflow obstruction until someone removes it. ## The signs you're seeing it After a remodel, if you notice any of these, the system is redistributing construction dust: - A fine grey film reappearing on surfaces days after you've cleaned - Dust visible at supply registers in rooms nowhere near the work - A filter that loads up dramatically faster than it used to - Anyone in the house with new respiratory irritation that started after the project - Visible debris when you pull a register cover ## Timing: wait until it's actually done The most common mistake is scheduling the cleaning too early. **Wait until:** all demolition, drywall, sanding, painting, and flooring work is complete — including punch-list touch-ups and any final sanding. If a contractor is coming back to fix three things, wait for that. **Then:** run the system for a few days first if you can. This pulls the last of the settled dust into the ductwork so it comes out with everything else, rather than getting stirred up a week later. Cleaning before the work is genuinely finished means the next round of sanding puts you back where you started. ## What to do during the next project If you're planning renovation rather than recovering from it, a few things sharply reduce the damage: **Cover the registers.** Every supply and return in and near the work area, sealed with plastic and tape. This is the single most effective thing on the list and it takes ten minutes. **Seal the returns especially.** Returns pull air. An open return in a room being sanded is a direct feed into your duct system. **Turn the system off during heavy dust work.** If the blower isn't running, it isn't distributing. **Use a temporary filter upgrade.** A higher-MERV filter during the project catches more of what does get through. Check your system's specifications first — going too restrictive can strain the blower. **Isolate the work area** with plastic sheeting and a zippered doorway if the project is substantial. Contractors don't always do this unprompted. It's reasonable to ask, and reasonable to put it in the scope of work. ## What a proper post-renovation cleaning covers This is not a job where cleaning just the rooms that were worked on makes sense. The dust went everywhere the air went. A NADCA-standard cleaning means the full system under negative pressure: supply trunk and branches, all return runs, every register and grille, and the air handler including the blower wheel and evaporator coil. Source removal, so debris exits through the vacuum rather than relocating. The coil deserves specific mention after construction work. Fine gypsum dust on a wet evaporator coil forms a coating that measurably restricts airflow and doesn't come off on its own. ## Is it always necessary? No. Swapping a vanity or repainting a bedroom doesn't warrant it. The threshold is roughly: did the project generate sustained fine particulate, and was the HVAC system running or were the registers open while it happened? Projects that generally do warrant it: - Any drywall work of meaningful scale - Hardwood floor sanding and refinishing - Kitchen or bathroom gut renovations - Anything that opened walls or ceilings - Basement finishing - Additions tied into the existing duct system Projects that generally don't: painting a room with the registers covered, replacing fixtures, cosmetic work with minimal dust. ## Where to start If you've just finished a project and you're seeing grey film return faster than it should, that's your answer.
